I found myself pounding on doors to collect rent via my assignment of rents clause in my mortgage.Now of course average renters don't understand of course and are leary of some guy with a funny Oregon accent pounding on their door and being in a neighborhood they knew I did not belong.But the funniest one was ( I paid it to the man in the Green Truck) I said OK so some man shows up with no documents and a Green truck and you gave him your rent money..

Most investors who are green have no understanding as to how the construction industry works with these low value rental properties.

Highly suggest reading David Greene's books about investing out of state (his BRRRR book talks about it too).

Since I am new to this particular city and really green in building I thought it would be a good idea to partner with someone who had 14 houses in the area, Was a licensed general contractor, and was willing to partner with me and let me pay for half of the cost of building the house.
