(at least for me ) I believe this is because people expect the appreciation in Vancouver to be so much that they don't mind low cap rate....I guess one way of solving this issue is buy -> renovate / upgrade -> increase rent -> increase cap rate.

Service fees, booking fees, commissions, whatever name they use, everyone seems to be charging some sort of middle-man fee that causes a serious discrepancy between the costs Guests pay and the money Hosts receive.I’m posting here to try and get some feedback on an idea I’ve had kicking around for a while to try and solve the problem.Basically, I’m aiming to establish a listing service that only charges an annual listing fee to the Host.

I communicated with HOA manager to solve the issue permanently by replacing wooden fence with iron but unfortunately they didn't.

They are horrible at solving issues with tenants and leaves it to the landlords and local police to handle any issues with long reservations.
