Put in LVT, just make sure the surface is properly prepped and smooth with all carpet tack glue removed and unlevel surfaces repaired.

For a larger one, I'm not sure these would be quite as smooth. 

I do have a goal of slowly building up properties as well as transitioning to less regular work and more use of my real estate license so I would like to hopefully build a team to stick with instead of having to consistently change it up with each new property or income source if possible.

I have a goal to transition into real estate by wholesaling on the weekend.

You'll want some seasoning time for your transition to TN if you want to later convert them to your primary residence. 

Well, I guess this is part of the transition. 

A bit complex, but pretty smooth sailing (done online with a great service) except when I get to my Self-Directed IRA, a checkbook LLC with just one rental property, which is itself an "inherited IRA" so it has its own subset of rules (!). 

(I can't tell you how daunting it was before I joined BP and how totally reasonable and relatively smoothly it went once I joined BP!)

My plan was to use the FHA and then transition to bigger multifamily deals I will let you know how my journey goes!
