There are a ton of skip tracing services out there (mine being one of them).

But if you're looking to scale there are many services you call pull list from, listsource is a good one but my favorite is propstream and it has an added benefit, you can skip trace your list and even send postcards within the software. 

Can someone please recommended a reliable source/method for skip tracing? 

After a month or so of listening to David, Robert, Tony, Ashley and Pace I got the motivation I needed to call the man and requested a breakfast meeting to discuss some real estate stuff.

@Ray Hagethanks, lease says tenet should be maintaining the yard, however owner is providing biweekly gardens as a courtesy, my Gardner send pics and I pay after that. however I can't keep eye on backyard dog waste, tenet says they cleanup every other day themselves. but gardener keeps finding dog wate and sometimes skips service in backyard due to this. also tenet are nice been 2 yrs and signed for 1 more yr, so wondering what's best to do at this point so it works for all.

I've heard of sellers showing say 90% of the units, skipping the worst 10%, but never just showing 4%. 

I'm glad you pointed this out because I skipped over the mostly 1 or 2 days late and just saw she is late 50% and the 12 days stuck out.
