For my day job I work as an Actuary and my primary experiences is in Risk Management, Asset-Liability Management, and Model development - which I hope to translate most of these skills into my real estate investment plan.I am interested in growing long-term wealth through acquiring a portfolio of cash-flowing rentals.

Better would be if you sought a partner to bring the skill to a deal you help find.

Knowing how to read and interpret a contract is a valuable skill. 

Visit all properties in person and get them professionally inspected.

Clear and professionally tell her she needs to find a way to pay or she will have nowhere to live.

I also agree with both that you should start looking to work with a tax professional.
