Instead of addressing the issues (as any customer service oriented organization would do), Jay’s immediate reaction was to get super defensive, which seems to be common for him.Even his comment about me wanting to make this public makes it seem like I’m purposely out to get him, when in reality, I’m just sharing my experience with other BP members, which is what BP is here for!

I own a property management company in Memphis and we are successful through communicating to our tenants and investors, addressing maintenance issues immediately, treating our tenants with respect (tenants may be rude to us, but that does not give us the right to be rude back), providing excellent customer service, hiring good people and paying them well so that I can retain quality talent, creating a positive work place where people want to come to work, having great marketing, adapting to the market changes, organized well and keeping investor cost low through managing our vendors closely and leveraging the amount of business we give them into significant discounts off retail.The only investors that I know that ended up in bankruptcy court were the $0 down investors who did not know what they were doing and figured real estate was buy a house, rent it out and cash the checks.

I simply am looking for someone that can use my skills to find good deals, and I can use their infrastructure to flip a house and we both walk away a tad bit richer.As of now I am hoping to have a property signed for about 71K and ARV = 210 while repairs will be about 32K.Once I get this (I hope I will) I do NOT want to wholesale it.

If the "management" screws up then you can hopefully mitigate the damage to just that LLC.Thus, only two LLC's to organize and you have multiple layers of protection.

Also, other variables will play into how quickly you get a deal including, how good your list is, how much your mailers get noticed, your negotiating skills, having the knowledge of what to do with a deal (meaning, knowing how to work terms and pricing to make it work for you and the seller).With that said, there are other ways to find deals.
