Also have no experience in construction and therefore lack the confidence to make an estimate on those costs when evaluating properties.

Some people just don't know what they are getting into.I get calls from people with a 4 million inheritance that simply have never owned any real estate.

As someone currently living in the Midwest (Northwest Indiana) looking to start purchasing properties in my area very soon I'm curious if all the feedback above is strictly for someone looking to buy out of state simply to find something cheaper.My plan is to invest in Northwest Indiana (multifamily/buy-and-hold), and the numbers seem to check out for me (using BP calculators), but some of the advice given about Indiana is making me a bit apprehensive. 

Rather than call them every week and simply ask for any deals, if you build that relationship you'll make more connections, more fronds and get more pocket listings.

The district court system is a joke, and the only hope IS to get to a higher court where that ridiculousness,  (and lack of preparedness, and apparently, classism) isnt allowed, and the actual law, facts, and evidence actually gets read.

To be more successful, you simply have to work on the other elements to progress your REI pursuit.
