I know i could have it rented in time but that wouldnt create enough funding for full payback, as far as i know most hard money lenders like very short term loans.

Give them notice of your intent to foreclose as well within a specific time period, then get your attorney to start the process (it could take some time) if they don't pay the account up.

There's nothing wrong with having the tenants sign your own lease IF they agree to do so, but just know that there's nothing that says they have to sign a new lease during the existing lease period.

I have/do rent to two tenants who have had criminal backgrounds.First tenant was in a transition program for an extensive period of time (years); had a job working in maintenance at a local hotel which he faithfully rode his bike to (a distance of a good number of miles) because, of course, he was not allowed a car.
