I understand that it is best to utilize these types of agreements with a motivated seller and when there is obvious deferred maintenance to the property.

You could buy several years of a performing note where the payments revert back to the seller once you have gotten all your money.  

Ok, investorsI learned a good lesson with DoHardMoney, and they flopped again on a good deal, so now I need some good lenders, I have a property for 55k from a seller , the comps in the area is 105-125k the house needs about 10 k in rehab, I need lender like yesterday, anyone have some GOOD hard money investors, tired of the wasting time with companies like DHM.

Still working it out though...There is lots of information here in BP that will help you with wholesale and plenty of whole sellers that are willing to help as well.

Is the seller basing his price on this pro forma?  

During the downturn they drop off like flies.I only do commercial so what I do is highly specialized and the herds do not work in that space like houses.At first most sellers for SFR will not let you list their home.

Given that the new Dodd-Frank regulations are absurdly long - I wanted to check and see if anyone is aware of seller financing limitations from the buyer side. 

Nothing would be worse then when you finally find a good deal and you can't deliver for the seller.
