Feels like slightly more risk not being able to screen tenants outside of their personal Airbnb ratings/reviews.Lastly, I could also market this by word-of-mouth to other realtors in the area and in my firm, as clients are always needing mid-term stays in between buying and selling their home. 

Do you have an idea of how much cash you'll need after selling some of the portfolio?

I'm interested in connecting with someone who has done a subject-to deal in South East Idaho in the last couple years.I'm under contract to buy a house where the sellers were pretty "motivated" to sell. 

Wondering if I should try to sell it myself or hire a realtor to do it.

Either turn the Charlotte home into a rental or sell it if possible.

gunstock is the all time tip,selling color, so somewhere there...but a little gray and a little distressed should be fine and would look great.
