One issue you may have is your income is calculated off of taxes from your partnership and this means you have less control over your self-employed income on your taxes.   

However my real concern is you mentioned that your bills depend on their ability to pay as well which implies that you don't have sufficient cash reserves to handle financial hiccups without putting yourself and your family in a financial tight spot. 

Ideally look for a Realtor that is also a property manager (even if you decide later to self manage). 

The problem with saving money with a high deductible insurance policy is that you are self insuring up to your 2500 deductible.

I just ask them if they know anyone who has a self directed ira or 401k money from a past job.

However, I currently am self-employed since June 2021 and before that made decent money.

@Ricardo Ramirez the BP bookstore has a few books on commercial real estate including new books on large multifamily and self-storage from 2021.

ie warehousing, self storage, mfh, etc.  

The market is definitely pricey, but that becomes a self limiting belief.

jose i know you are past this part of wholesaling, unlike my self this will be my first deal. i m using the fix & fix report and i am stuck at the rehab cost, how do i know what to put in this section. thanks for any help.
