My question is, is there any need me for me to go down and walk the property my self?

.- I am very confident in my ARV estimate because I just bought a home on the same street a few houses down- I will be a real estate agent by the time I would go to sell this house so I could save money/build my network etc..- The home would likely not be hard to rent, it's in a great neighborhoodCon's in my mind= -Its a huge project and I've never handled a straight up flip project let alone one this big.

I self manage, but have heard many complaints about managers not having a clue what they are doing.

So much of the mystery of the process is gone and I'm a lot more confident about the process.

Welcome Brian, I'm new to RE investing as well but feel so confident after finding BP.

Cash out refi and heloc are not seeming options at this juncture since I just officially started my RE investing business, am self employed (debt/income ratio) and I'm working on improving my FICO scores. 

I'm a CPA, so first I pursued (intellectually) the self directed IRA, but the more I think and read, I feel like just investing outright is a better way since I am not necessarily looking to work till I'm 62.  

In my opinion, self-development and education are vital for progression.  

@Kevin Nicholseither take up the lino, should scrap up easy, or take self leveling floor leveler to the cracks, I would take and scrape the old, they make a large scraper just for such, you should find at any flooring or hardware store.
