Sure you may have a better rate, but FHA first time home buyer loans are for owner occupied use only, and requires you season the loan for at least 1 year.

I have the chance for 1 year line of credit that will allow me to purchase a house.I was planning to buy something in Cleveland, OH but I would need refinance as soon as possible.does anybody know the seasoning time if there is some in OH state.what would be the chances of not getting it, and what would be an standard percentage for that type of credits?
