Bottom line is that if your gain is under 250k, you won't recognize any capital gains taxes.  

The real-estate lags the broader economy; for example, the Great Recession started in 2008, but the real estate prices didn't bottom until 2011.

@Robert Tucker Why not keep renting out the bottom portion and then rent out a portion of the top as well?

I bought my houses almost entirely at the bottom of crash prices, with maybe 3 exceptions.

Unreimbursed utilities can hack into your bottom line immensely especially in Baltimore and especially in multi family.Along with maintenance and vacancy and reliable pm I think even at 50k per unit the deal is very good in a lot of parts of town.

As the market seems closer to a top then a bottom, in general I think it makes sense to pay off consumer debt, refinance long term debt to low fixed rates, and raise cash.
