The only time I think it makes sense to have the seller make repairs is when the lack of repairs could cause more problems with the home by the time you close on the property (such as leaking roof, heat before winter time).

We fix the buildings up and get them full of tenants but my latest purchase he said they likely wouldn't be able to do because of the roof is older then 20 years and its 40% vacant.

I used eastside lending for the hard money and a mortgage broker other than that I did everything else personally and looking back I wish I would have had more people to talk to about this so it was no nerve racking.
