Curious to see what you would do if you were in my shoes.

If I were in your shoes right now, I would spend the next few months saving, planning, and networking to find a property close to campus (SFH or multifamily) where you and a couple of buddies could live while you finish your degree.

@Edward Kanive it would be difficult to achieve REPS based on your fact pattern but Id run by your tax advisor for a detailed analysis on it

I've toured a model home, spoken with the company reps and have found yet to find negative reviews.
