320k625/unit  60k/year  I own a duplex 1 street over that is currently at $925/month each unittaxes are 6600.....will be 9200/ year at new purchase priceutilities 2400/yearmaintenance/landscape 2000/year300/ year inspection fee renews every 4 years.I am unsure if I want to put up one of my homes for commercial down payment for this return.Also I have a friend with a 4 unit I can get conventional financing on and am leaning more towards that... suggestions on how to get both lol?

I would say that's been the biggest nuisance.After the evictions we started to selectively offer lease renewals or 30 day notices to vacate.

I have to sign an intent to occupy the property (no big deal) and also.........give a notice of non-renewal of lease to the side I am to occupy, which the tenants must sign.

Hi @Alexander Kappelman, I haven't had any SFH under management, but with the multi-family properties, the typical fees I've experienced are 7%-10% (depending on the property size) of gross monthly rents and 1/2 of first month's rent for tenant placement upon signing a new lease, the fee doesn't apply on lease renewals.

Problem(s):If I'm looking at a multifamily property that is fully occupied with, for example, two one year leases and two month to month leases, do I start moving on the property and give notice to one of the month to month tenants that I'm not renewing their lease in 60 days, so that I can move in - and fulfill VA occupancy requirements?
