This is a reminder to all REO investors or would-be REO investors:If your state has transfer taxes that are normally split between the buyer and the seller, most banks make you pay both sides on REO deals.Be sure to factor that into your numbers!

We use it for our tenants to remind them about changing the filters, or checking the smoke alarm battery etc.With the outside services, you can also track who reads the emails.

It will cash flow very nicely.Back and forth:I spent a good 2 hours preparing, just writing out the bullet points, starting with additional questions for her, moving onto some of the new issues we found with the house, summarizing the repairs needed, then working into reminding her of the reasons she wants to sell.

I would have either discussed it with the tenant and followed up with a certified letter, or just send a certified letter explaining that it was excepted this time but will not be accepted in the future and reminding them of terms.  

Please excuse me for awhile, now that I've been reminded again, I need to go kick myself some more!  

This is of course a very broad brush perspective, but I like to remind myself of this simple truth when approaching a deal.  

He'll see me soon enough, he can get it then...All this peer pressure reminds me of something....can't figure out what.
