Remember, the BANK is only lending you 80% of AS-IS value, right?

Remember realestate although a powerful wealth builder is much like a truck in low gear.  

I had my real estate license in SC many years ago, and remember the serious comment it takes.

I don't remember what our lender said but basically it translated to an increase of $400/mo on our mortgage.

I seem to remember the map getting updated about once a month, but now I don't see a pattern.  

Just remember when you "house hack" you have to own a few years longer to build up the equity and make it worth selling.  

There were a couple caveats to that program from what I remember though.  

Just remember this is a sales career and totally different than being a doctor.

He needs to sign a roommate off lease agreement and she signs that also, and the security deposit is listed as it stays on account with the remaining tenant.FYI,, in MN a person with a Domestic Abuse Case can give notice and basically vacate FAST, with proof of the case regardless of lease term, all that's required is that rent is paid up until date they leave, no penalty. ( if I remember correctly).Which stinks for landlords.. but protects the victim from continued abuse and the abuser from finding out where they moved to, and keeps them from returning to harass.
