Newbie from NH with deep ties to FL :)
Hello,
I heard about BP last year but didn't really start listening to the podcasts till about a month ago. I am looking forward to investing in real estate. At the moment I am interested in house hacking. I see it as how I would start.. I would look at places in NH but also FL because i have family there and I go back often. At the moment, I'm just trying to take as much knowledge as I can without getting overwhelmed. I hope to be active in the forum learning more and providing comments here an there with what I now know.

Hello and welcome to this website! This job is not easy because there is much to learn and you have to communicate well with other people. I am 60 years old and quite opinionated so I apologize for that. I found BP about 18 months ago while slowly medically recovering from a medical problem I had then and still do. I cannot walk yet but I have been learning a bunch from this site, YouTube, and book reading. I have so many things to be happy for but its not on my past was not too much. I will try not share too much of that with you on this writing. I have never been to New Hampshire but it was one of the original states and has some old houses and some are popular. It is a good thing that you have relatives in Florida that might be willing to help you.
It depends on what you want do before I start saying much about either one because I have never been to Florida either. Being from and raised in Dallas Texas and still living in Dallas County I have not been out of the state too much. Just remember when you "house hack" you have to own a few years longer to build up the equity and make it worth selling. The loan typically stays the same after you move. You will probably get things in Floriida cheaper than you will find in New Hampshire but that may not matter. There are a few things to do before you start investing.
One of those things is to form some type of corporation or a LLC. It will help you keep your personal stuff seperated from your company stuff and might save you in case anything legal happens that is against your company. There is so much to learn and you cannot wait to get started because of it, Education is a necessary evil that will help you be dominate in your field. Take a couple of courses and go to seminars a couple of times per year and it will help you learn more about your niche and financial things like reading financial statements and knowing what they say. In the beginning, keep it simple and just do what is popular to buyers and the average home in that neighberhood. Do not start off with anything that is unusual or different from the other places.
The bulk of my experience was in the construction business. I was in it since I was 17 including those college years. I did have a real estate broker license for about 30 years but never did that full time Eventhough I did a few deals from or through my friends.
