Stocks are a pure gamble 

If you want to buy whole loans, right now you are probably looking at getting 8-10% on those but also recognize that the interest will be taxed at ordinary income (unless you are using a SDIRA).

It may be good to just get your feet wet any way possible and learn the market so you can recognize and jump on a good deal when it comes up.

@Barrett Bridgewater <--------- is wicked smart and knows his stuff if they can get you the LOMA you will have the option to get coverage or not if your lender recognizes it (and most do).

I can imagine and recognize you're navigating some deep emotions with the whole ordeal.

If the market increases, I'm also okay (but can't really recognize the gains unless I sell or raise rents).  

There are more then enough landlords on here that DO a thorough screening process and still recognize that risk is at play, we all are on a constant vigil to hedge/ minimize that risk.

Every deal, every wholesaler, and every situation is different so it is important to both recognize that and have the knowledge and ability to adapt while protecting yourself.Typical process: You receive a wholesalers offer.

I've gone above and beyond to give them everything from BPO to credit report, title search, payoff quote from the servicer etc - just for people to back out because they were afraid to buy.Maybe it's because there is so much junk on there that people can't recognize the legit notes for sale?

But its hard to recognize a good deal.
