Cash-flowing SFR's are tough to find in this interest rate environment without value-add rehab work or a large down payment.

After calculating all of the properties, the average cap rate is around 5% and the COC ROI is always negative (I am putting down 25% for a DSCR loan).

It will depend on if the property can pass an AS IS appraisal and there is no significant deferred maintenance.

So the point of this is that what often occurs is that in the year that you close on your purchase you start out at the seller's old property tax rate.  

Depending on how big this unit is, I would probably bite the bullet and pay for the relocation, then add a washer/dryer and raise the rent by some amount to cover the cost.

I guess I shouldn't speak for all appraisers and it likely depends on the location of the property.

It costs about $300-400 depending on where you live and it saves a lot of problems. 

Should I try to save more money and improve my credit for a better rate or try to get creative financing for my possible investment.

I've been living in WA State for a year and have been learning my local market (I live about 45 min northwest of Tacoma on the Kitsap peninsula) while saving to buy my first property.The high home prices and high interest rates are making it challenging to find good deals.
