The second, is whether the cost of electric heating is OK compared with natural gas. 1) I make sure to install those units that also have a resistive heating element to supplement the heat pump for heating. 2) You need to check your local electricity rates and perform a comparison to see if you're comfortable with the costs as against natural gas.

I'm also concerned about other elements of the deal - lack of control of the surrounding area (other HOAs, the local ski resort, etc) and also that high end rentals like this will probably suffer mightily during a downturn.I'm wondering if anyone has particular experience with this type of situation such that they could share their lessons learned and best practices.

[Only] the bottom plate should be PT if it is on slab or in ground contact.I stand by my original recommendation... temporary bracing... remove rotted elements (preferably in their entirety)... new structural elements... remove temporary bracing. ... and the more I think about it, yanking the stud, or putting in an entirely new stud (even if you were lazy about it and left the rotted one), is actually less work than the tedious task of cutting the bottom off the rotted stud, piecing in a new stud, then sistering a section in (as shown in the pictures on page 1)... that's a whole lot of cuts, nails, and measuring to get a subpar outcome.
