@Bill Jacobsen  Using the PropertyAnalyzer spreadsheet on the website, it shows a 8.26% cashflow over initial investment or a 6.92% cap rate (using $5k closing costs - which I've been using across the board, but very well could be lower with a property in this low price range; also a $295 property management start-up fee).

Because of my profession, their are special primary loans available that are $0 down without PMI.Our attached neighbor is currently a rental property and I have noticed the owner is growing tired of managing and would likely be willing to sell (although it is not on the market currently).The market rent is $2000-$2400, probably on the upper end of that range.
Account Closed Financing 2nd property with less than 20% down. Suggestions?
