Are there thoughts on the best way to move a little quicker if we have, say $150k in capital in the Cincinnati area where smaller multi-families can easily be had for $40-$100k.My thought is to buy roughly 4 $100k multi-families for around 25% down plus minimal repairs.

With REOs there is a set proceedure to go through, they actually need to seek the highest price and then begin lowering the price, when they get to the payoff and costs they begin writing down, as time goes on there are automatic reductions on the books.SS are simply an agreement to take less than the payoff and write off the amounts immediately, it could very well be less costly, but even as they drag their feet, it's quicker and eaiser than a FC sale where they venture into the unknown.

What about in a buy and hold situation where the property value is already in line with the market value, is it more preferable to keep the cash or throw it back into the mortgage to reduce interest expense, build up equity quicker and do a refinance?
