Some banks will do credit lines on investment properties, most will only do HELOCs on primary residences. 

FHA means it was a primary residence.

Yes, you have to invest time or money after you setup a solid site to consistently drive qualified traffic to the site so your site (if it's setup to perform at a high level... most aren't). 

For example you'd need an RMLO to certify your buyer can qualify to buy.

if so, did the lender utilize the rental income to qualify you for a loan?

Also, the seller either needs to do make ready or forfeit the deposit to you.I would require the tenant to qualify and sign a lease even if it is for a few days.

Not really sure where to post this so if someone knows of a better forum let me know.I have a house that has a forth bedroom in the basement with no windows and only one door into it, it looks very much like a bedroom but I know this would not qualify as a bedroom I can advertise and would have to call it a den or something like that.My question is if I added a section door to the laundry area of the basement that leads to the garage would that could as having enough egress to let me count it as a bedroom?
