Traditional banks with Fannie / Freddie / conventional loan types will sometimes push back on the LLC issue, but there is a BIG world of funding and lending for investors outside of that box.  

I would try it on there and other sites but as others have said vacany being that long is unusual in most markets so I would say a special like half off first months rent or half the deposit may be a way to attract a solid tenant just needing to be pushed over the edge. 

OR Maybe it is better to go with option 3 and push payments and use the equity to invest in the real estate but if you are not ready financially, this move will hurt you.
