I was in a multiple bid situation, I had one extension already and they are known to quickly pull the house up under you and re-list.

The comps in the area were pulled 0-90 days back of course, and a range of prices from $265,000-$285,000.

If it's not then perhaps you continue on your current course and maybe look at pulling out some equity after inputting those costs and reduced income and assessing those results.Two additional thoughts.

When I pull up your address the first photo I see is the front of the house, which, in my opinion, doesn't do the inside justice, and that is the first photo that is going to be critiqued and ultimately the critical "first impression" by potential buyers.

But then I wonder why I need to pull permits and hire a licensed and insured ____ to do the work.

I have the same plan of wholesaling to in the beginning to build up my capital in order to purchase my first buy and hold, using the BRRRR strategy to pull the money out and repeat the process.  

I've been slow to get started and I realize I now need to get my foot in the door, make some decisions on where I want to start and then pull the trigger!

I would say, don't pull the trigger too quick, but don't be afraid to pull the trigger when the right thing comes along.
