Multifamilies are a fantastic means of producing cash flow, and while they might have a higher price tag, the more units you can get under one roof, the lower the cost per unit often tends to be. 

So, he has to plant and raise things that produce Monthly Income, just like Rental properties.

I requested they produce their contractor license, workers comp insurance, 5 references, and to itemize their job quote to separate labor from materials.  

I was under the impression it was easy to get a 1% producer there.  

@Nikolas FerreiraMy strategy has been to take the capital from sales and deploy it into leveraged rental property that produce income. 

I'd especially like to master running the numbers to find if a property will start producing income right away.Thanks for having me!

I tried to do some REI while there but the market was very strong and I just couldn't find anything that would cash flow and/or produce a profit if flipped.Is the market better there now?
