one suggestion i always give people just to see if it works.......offer owner financing but offer more but make it principle payments onlyso for instance if he wants 250K....offer 260...265K......principle only payments (you gotta to some math to make it advantageous to you of course)......but its a psychological thing to most when theyre getting more than theyre asking....if not, you can always offer something with interest.....but try it out

I think that's a case where, you can stand on principle, (which is debatable if you're right or not) and lose the deal.

That does factor into the profitability as well as timing for your BRRR option.Also, don’t forget if you hold the property you also get tax benefits (depreciation) and principle pay down from your tenants.

He did state you would need to get a license but that isn't true and would actually reduce the amount you can keep because of tax rates, etc.What you do is get a master lease for the property so your acting as a principle and not an agent, and then sub-lease.

They don't have any ownership rights, they just get a check each month until their principle is repaid.I wouldn't use this approach on non family members.

The higher the cash (DP, negative CF, adding monthly to the principle, ...) you pay, in any form, just increases what you are paying for the property.There are ways to control all of this by the terms you establish when buying.

The principles are the same, but there isn't the same kind of cash flow gravy train for starting investors that I see when I look at 2015, 2016, etc.At the end of the day, if you narrow your search to markets that are linear, demonstrate ongoing population growth, economic diversity, and so on, and you can find solid or improving neighborhoods with properties that still return a decent cash-on-cash ratio (maybe not 1%, but .7-.8, perhaps...
