It has been fought for and won by the seller because the buyer never presented the relevant reports on what they wanted repaired.The correct way to do it (in my area with our standard contracts) is to provide the report and say fix everything on here.

Built in 2009, single story stucco on concrete block, the initial paint job was cheap and thin, some hairline settlement cracks were present needing caulking and the finish had faded/stained.

Include all present expenses that you are aware of.. taxes, insurance, needed repairs etc.Keep in mind th evast majority of SFHs are not suitable as income rental properties.
