Hello everyone,I am buying an RSO-controlled property in Los Feliz and will be performing a no-fault eviction so I can move in as my primary residence.The property is currently a duplex, with a 2 bed 1 bath on the top and a 5 bed 3 bath on the bottom.

Anything that has an attractive price in 32206 or 32209 is either in a D class neighbhorhood and/or a property that needs significant rehab.The further you go from the center of downtown, the more likely the property is in a better class neighborhood.The exception being springfield where it is close to downtown but considered a good neighborhood.

Follow steps like planning, financing, hiring contractors, managing property, marketing, refinancing, and working with advisors.

I’ve heard the horror stories of TX property tax so I looked for low property tax. 

These costly improvements are pushing rents up.While effective rents (factoring in concessions) may be declining, asking rents remain high as landlords aim to maintain their property value.

---------------------Let’s say I know of an industrial property with a few tenants that is negatively cash flowing due to a combination of mismanagement and below market rents.

Now my question is I don't want to end up paying property taxes for the Sq footage that doesn't exist.

@Nupur Daruka - trying to put stated funded tenants into an HOA property is frequently a recipe for disaster.  

Looking to invest into more Alberta properties but also open to opportunity’s where ever they may present them selves. 

So, if the co-signer owns real estate a judgement can be used to lien that property to eventually force payment.
