While you are waiting for that to happen, educate yourself on how to properly screen tenants and mitigate risk for when the bad ones sneak through.I use situations like this to educate myself and build policy to prevent the same problem from happening again.

If they brush you off or return your call two days late, that is what you can expect when you sign with them.2) Are they willing to send you the management agreement and lease they use prior to signing so you can review it?

I took the 40 hour course a year prior to the exam and it wasn't fresh in my head.I'm in the process of deciding on a brokerage now, leaning towards Keller Williams, mainly because I'm a huge fan of Gary Keller's books and they have a few interesting options other brokerages don't offer.One of the previous commenters made the point that the barriers to acquiring a license are way too low and I couldn't agree more.

I am flexible to a client's request, if they insist on HD/Lowes, I would simply let them go with me on the first run, then request a "reloadable" card to not bother them, by then I could offer labor and material warranty (HD has really good return policy).

So I am trying to understand this correctly a little confused on the dates.....I purchase house sign deed - lets say 01/01/2016, 90 days after that would be 03/31/2016Can the buyers "FHA Buyers" put an offer in before that 90 days and they just can not close prior to 03/31/2016?
