Property is SFR with a big outdoors space but the pet was in the home when I did a walk-through which suggests they'll have the pet inside the home pretty often. 

Do you buy extra fridges or split space in the refrigerator for other peoples groceries? 

This is not up to what we want for a forever home but need the space.

A bit about me, i’m a Commercial Banking Portfolio Manager by day where I manage of portfolio senior debt for companies in the middle market space.

Its a 1420sqft house 3/1, 2 blocks away from the school, with a complete "extra space" upstairs room that is neither a BR or living space due to no heat/air.. we owe 75000 on mortgage but the hosues recently sold in town (very few) are going for between $125/$145 a sqft.

Here in NY, the Code eliminates several spaces which are not calculated in the habitable SF calculations.

Thanks for that comment.At this point I’m def trying to decide between a HELOC or a 2nd mortgage to fund this endeavor. 2nd seems more financially smart but since I’m a newby and likely to try to do 2 staggered investments spaced out, the HELOC seems more flexible and appropriate.

I think it makes sense to finish a bedroom first, utilize it as a comfortable "homie" space and continue with the rehab from there.
