The reality though is the Genie is out of the wholesaling bottle be it Guru's BP or any other RE site there are just too many folks with no money experience etc.. that get talked into the best way to get into the game is to wholesale.. so never going to stop it.. that's for sure.

There is no room for error here as you can get wiped out with a single bid if you are not careful.I do not mean to scare anyone out there I just think that for new investors there are much safer ways to get in the game.

If the deal is too thin to support a hard money loan and/or there is not enough borrower skin in the game to recoup your capital if things go awry, then you can lose money just like any other investment where capital is put at risk to earn a return.

Personally, I wouldn't invest w/ a first-time lead who has no "skin in the game", and prefer that even seasoned deal sponsors have aligned interests via their equity investment.
