I am new to flipping homes and would like the feedback of some more experienced investors. there is a house in a town of only 1,000 people. the house is going for 45k and the only two comps are from only one month ago they are for $115 and $165. with both properties they sat on the market for around 4 months with big price reductions for both. the average days on market for this town is 95 but I believe I can get the rehab done for around 30k to 35k.

On average, 80 people move into Columbus weekly.

Some people are stubbornly attached to real estate which is fine and good, but I can't justify paying a premium for debt right now when other assets are soo discounted. 

Too many people want a job with work/life balance, a house in the Hampton's, a Maybach, and the ability to binge watch Netflix every night and weekend. 

Asking here will only get people to recommend their areas for the most part, but you should do this to determine the best area to invest out-of-state1. make a list of every place you and your wife have ever lived2. make a second list of where you closest friends and family (the ones you like) live3. use those lists to ask questions and review good investment market listsWhen you see something from 3 that is on 1 or 2, that is a good place to start if it fits your budget.

Many people are looking at other FL markets instead (Tampa/SW FL, S FL, etc)
