One thing to note is that many brokers don't participate in property management & many that do like my company Holton-Wise & I believe @David Terbeek 's (correct me If I am wrong) brokerage do property management on the broker/office level but do not allow their agents to act as direct individual property managers.

Although some hard money lenders may also participate in profits, that's not typical.In a syndication, on the other hand, where you are pooling funds from private investors, and you are offering them a share of interests in your company, you will typically offer a preferred return and/or a split of profits in exchange for their investment.
