Why are those your only options?

Considering house hacking as an option but concerned about the impact on my kids' schooling when using FHA loan and need to leave after a year.

I've been told my best option is to buy the house.

I have two options I'll send.

Just more options to look at, especially if you investigate other investing strategies.Anyway, hope this bit helps. 

We have been looking to move into small multi and starting with a 4 unit but this option hit the market recently and we are considering going big now. 

Have you looked at the Las Vegas Multi-Family options?  

I don't know.So your option is to buy with a section 8 tenant already in place.

You either need a bunch of smaller properties near each other or get to 100+ units so you can afford full-time staff.If you can get to scale, I would say there are much better options than investing in California, which is hostile to landlords.
