What are everyone's thoughts on a GP (with husband or wife) as oppose to the traditional LLC route? 

As opposed to IMNSHO - in my not so humble opinion.Your best bet to finding hard money is personal contacts.

If voters are dumb enough to support unsustainable entitlements, why should a politician stick his neck out to oppose it?

This is my first time looking at a condo, plus it is an estate sale and there is a pending special assessment to fix exterior stucco siding and associated moisture problems.

My theory has always been that maybe by going straight to them, they will push the bank towards my offer opposed to one from a buyers agent where they will lose 2% commission.

That's as opposed to a "rate and term refi" where you are paying off an existing loan.There are seasoning issues with either.

I can't tell you how many times I've asked sellers what it was about my site that got them to call me as opposed to other investors and they've said "You answered the phone, they didn't!"
