I also dealt with a buyer last year who overpaid for a house by $300k because they didn't "need" my services as a buyer's agent (a couple who I know who bought directly off of their landlord).

The only reason I'm thinking about doing this is because I would get a ton of loan pay down very quickly because of his low interest rate and 0% secondary note to pay his Equity off.
