okhere is your challenge for the weekendyou will go look at five properties and make a offer on oneso this evening you need to put together a checksheet for evaluation your properties- copy and pasteyou will look in the paper and Zillow, reltor.com or whatever site that can put you in the neighborhood you want to do your flipget up at 6am eat some food and do your meditation or whatever it takes to get your head in the gameby 8am you need to be in the neighborhood to look at the properties you want to flip or holdso by 6pm tomorrow evening you should have a good idea of what property you want or look again on sundayby sunday evening you should have two that will workMonday you need to write your offerthat's how you get it donenow go get it doneyoull do greatenjoy

Currently renting a place for also $1100 a month (this was before I chose to start being smart with money), but will be out in <6 months.I make about $3200 a month, but obviously have other expenses (food, gas, car maintenance, etc).

I am for the most part looking for these properties to be turnkey in the sense of getting them filled with suitable renters.The areas that interest me most are Shelton, Derby, Ansonia, Seymour, etc - densely populated areas along the route 8 corridor, but not that close to Waterbury.With that said, I am new and have virtually no real estate agent connections.

In the next year the new arena will open less than 1.5 miles away, and in the next two years a new Whole Foods will open just a short walk away, plus new developments being announced what feels like every few weeks, so the area is appreciating fast.

(They were never going to pay me)I've also asked seller to offer cash incentives/offer to pay moving costs to entice the tenant - and if they're unwilling, you can let them know you'll go through the usual channels and they'll end up having to move out eventually anyways if you decide to move in -at least this way their moving costs are covered and you're trying to find a win-win.I've also heard of other landlords that have offered to move a tenant into one of their other buildings, or help them find their next home.One added bonus (for me at least) is often the seller will then wish to extend the closing date (to get to vacant possession) allowing me more time to line up my trades people and solidify my reno plans and budget.Just food for thought - Each situation is different and it really depends on the tenant.
