When you change both the numerator and denominator just a bit it really changes the quotient giving you a much more favorable number.

Hi all,I never purchased the multi-family investment and I want to get into this type of an investment.I red numerous post regarding the multi-family, but I was wondering if I can get help on what to watch for in multi-family deals in following categories while searching or during the process of offering, or buying; financial standpoint (difference from SFR), structural standpoint (what to inspect), landlord standpoint, and repair standpoint.Also if there is anything else I should watch out for while looking for or proceed to buy a multi-family property that does not fit above categories, please advise me.Thank you so much for your time.William Dorough

I can see myself that there are numerous code violations, but from reading a post regarding intermittent power outages to certain outlets, it looks like I need to have the electric company come check their end.So, 1) would the electric company cause me and problems regarding the code violations,2) how can I use this to my advantage in the sales negotiations, and,3) I can do some of the interior writing, but what kind of bucks will I be looking at to replace the box?

I've read books and listened to a numerous amounts of podcasts (Joshua Dorkin & Brandon Turners) but I can't seem to find any that give the young ambitious minds a good insight on how to start out at such a young age.Currently the only thing I've been able to start is real estate classes.
