new to this and just looking for some advice guess i really i don't no where to start so any advice is appreciated bought my first house in may and thing seem to be going well so far its more of a boarding house / house hacking roommate situation with people i know for the moment plan on doing some things to up the equity but am limited on funds i know the neighbors house just sold for a bit more then i paid for mine so that's a plus and mine is nicer and in better shape i have almost no debt for the most part except the current mortgage on said house don't make much from my day job less then 3k a month after taxes and have good credit. i guess i just really need to know where to start should i be starting a LLC or something similar?

What do you think, is now a good time for CRE investment? 

My biggest concern other than the closing costs was that if an FHA buyer tried to come buy it my understanding is they would need to wait 90 days from when I bought it and I think it would only take about a month to fix it up.

I'm a local Realtor in the Fort Worth area with a strong team behind me. 

We both were approved for a 180-month 5.85% loan, as well as a 7% 30-year fixed mortgage, but we will continue to shop around with the idea that we would just pay off the entire mortgage once our funds become liquid. 

I’m doing some research on tax sale in GA, a newbie  question if there is a municipal lien or mechanic lien or other personal liens,  will that be wiped out after foreclosure of redemption ?  

I recently funded a wholesaler's purchase for a fee.
