There isn't a one-size-fits-all solution, you're best off building your own for your situation and types of investments. 

I hear from multiple places that it is saturated and  rates have gone substantially down. 

You will need an attorney and a tax professional to assist with a situation like this. 

Should I issue multiple 1099s to the same contractor?

We work with multiple small community banks and they have done this for us multiple times.

@Lucas Thomas  Most of mine stay multiple years without the 2 year lease if things go south it isn't with someone who is likely to be a good judgement candidate. 

I already rejected few better potential candidates who inquired to have a dog.Can anybody give some help for this situation?
