I can tell you that I wish I had my current mindset when i first began investing in 2004 (cashflow/business/ROI focused vs RE always goes up mentality). 

Can't tell you enough how many inaccurate (always high side) current rent estimates and unrealistic rent growth rate projections I've heard/read and suffered from. 2) Have mental and $ reserves - you have to accept that "stuff" will happen.

If everyone has a team mentality, open & frank discussions about properties should be possible and lead to an investor acquiring a good investment.

Also, doing both interior and exterior with the historic district regs could be a pain, though I'd be contracting virtually all of the work so for me it might be more of a financial than physical or mental headache.The vacant lots do have connections or access to water, sewer, gas, and electric.

Seeing the combination on intentional stupidity, complete disregard for taking care of anything, borderline mental health issues, and overall neglectful care of the own well being leads to their home ending up on a TV show.

If their reserves are exhausted in an event then they are allowed by law to pass the overruns on to all policy holders to make up the difference.How are Florida investors looking at the current insurance costs and future risk of high insurance costs?
