I can tell you financing for a condotel is a whole different ball game and dealing with the HOA can sometimes be a challenge.

Also, some of my locations are very challenging to fill with qualified tenants that will do right and take care of the property.

Ideally, once you have all the systems in place you take the best deals to flip and then wholesale the ones that don't have as much meat on the bone or are higher risk.Either way, both wholesaling and flipping are challenging and I would consider them a very active form of investing. 

If the seller didn't want to do owner financing, trying to find a lender on a property valuation that is that low will be a challenge in itself.
