I'm surprised to hear so many people question the loan practices in this book; Philly is absolutely FILLED with local banks that are portfolio lenders and by all appearances seem to thrive lending to people just like the section 8 guys.

I don't mean I'm scared that it smells like pee that I don't want to buy it in a matter of fact I know that it'll scare off most people, but I have read threads on BP from rehabbers who have purchased smoke filled homes and animal smell stained sub floors that no matter what they did, they could not get rid of that smell.

We have also learned the dynamics of a vacation rental where things come in waves where winter and summer are high demand, and everything in between is considered the shoulder season.That all said, we're hoping we can fill in the shoulder season lows a bit with more Diversified bookings from other places or sources, but unsure of any good strategies that may work consistently or sustainably.Any thoughts, ideas, advice is welcomed and appreciate your help in advance 🙏Andy

Put in as tall of a chain link fence as your locality allows.If your local government allows it, run a strip of barbed wire at the top.Set the posts in concrete.Use a metal pipe at the bottom and the top of the fence.Use "Bad Neighborhood prickly top type and let it stick up over the fence.If they dig a hole under it, fill it with fresh cow manure fertilizer.Post no trespassing signs wired to the fence.If they cut it, fix it.Good Luck!

Once unit is vacated, for good measure you can look for window and door gaps within the panels and frames and fill in those gaps accordingly with caulk/silicone or a gap filler.
