Never do business with a contractor who tells you he needs money to purchase the materials.

There is such a large range of information and the authors do a great job of presenting the material in such a way as to make it informative and entertaining and always making you want to know more. 

It is affected by lot size, year built, construction materials, landscaping, roof age, lot location (does it back to a busy road, lake, or another house), updates, etc.

One lesson I learned, although it never backfired, is don’t pay for any portion of the labor cost upfront if you’re already paying for materials!
