What I've seen is there are 3 general tiers of services provided, at least in my market:10 - 15% - Online services only such as Evolve (marketing, listing management, dynamic pricing, calendar mgmt, etc), you may need to source the cleaners, keep household items stocked, and you might need to be the point of contact for the guest during their stay if any maintenance issues come up.

That's fine and those folks definitely aren't your target market, but you'll know them the minute you meet them, since ALL they concentrate on is price.A savvy investor who understands the principle of time vs. money and is willing to pay to have someone else competently oversee their investments will have a whole checklist of items that are important to them when interviewing for a PM, and price will be only one criteria among those.

I also suggest you have an inspector come out and give you a punch list of the inspection items, most importantly, electrical systems, plumbing systems, roof, and HVAC.The kitchen and baths are a full gut, the obvious new flooring and paint in and out, landscaping, new electrical and plumbing fixtures, and then you have some major dry wrought (likely some termite issues too) and stucco repairs.
