I would also try and get a list of rental homes of about the same size in the area and market to those folks as well - meaning the renters who might be open to looking into buying.

Numbers convey color, character, temperature, size, and all the rest of it in real estate.  

And there is a lot of constructive criticism @Bill S. and there is nothing wrong with that, but lets all not lose focus on the main thing here, which is supported in any shape size or form. 

I'm sure it varies on size of deal though.

Based on the size, my only option for selling would be the 3 surrounding neighbors.

The next neighborhood, Irvine is at least 700,000+ or even higher with decent size SFR (and I only talking about 1600+sqft).

WIndow size is fine.
